Three cities, one housing format
In the MyScanUA snapshot of 2 November 2026, the median monthly asking rent for a one-room apartment is UAH 13,000 in Kyiv, UAH 17,250 in Lviv and UAH 8,000 in Odesa. The table includes the central price range and calculation sample for each city.
| City · 1 room | Median, UAH / per month | P25–P75, UAH | Sample, N |
|---|---|---|---|
| Kyiv | 13 000 | 10 000–16 000 | 86 |
| Lviv | 17 250 | 16 125–18 000 | 22 |
| Odesa | 8 000 | 7 000–11 000 | 33 |
N counts prices in the calculation sample after filtering, not completed sales.
Lviv’s median is UAH 4,250 above Kyiv’s in this snapshot, or about 32.7%. This compares specific samples; it does not mean every Lviv apartment costs more than every Kyiv apartment.
What the comparison includes
These are asking prices for one-room apartments within each city, not a matched comparison of identical floor areas, renovations, neighbourhoods or building types. A small sample or a change in the mix of listings can move a median substantially.
Room counts follow Ukrainian listing conventions. A one-room apartment is not necessarily a one-bedroom apartment with a separate living room. The data does not confirm that every property is still available, and record counts do not equal unique vacant apartments.
Rent is only one part of the budget
List monthly rent, utilities, deposit and one-off charges separately. For example, UAH 13,000 rent, a one-month deposit and an illustrative 50% agency fee would require UAH 32,500 before utilities: 13,000 + 13,000 + 6,500.
This is a worked calculation, not a typical commission claim or the terms of a particular listing. Check whether the deposit is refundable, meter readings and what the payment covers. Keep monthly rentals separate from daily accommodation prices when searching for a long-term home.
Build a useful apartment search
Start with the city, room count, lease length and affordable monthly payment. Compare neighbourhoods against travel time, heating and your requirements for the building. Combining too many narrow conditions can remove all results even when the budget itself is realistic.
In scanuabot, choose a property source and the parameters available for that source. Filter sets vary between marketplaces. Create separate searches for different sources and retain original links: a property can be reposted or advertised on more than one website.
Check the details before a viewing
Use the original listing to confirm lease length, current price, location, photos and move-in terms. Documents and agreements need separate checks. An automated alert does not establish the right to let a property or guarantee an owner-only listing.
For updated figures, open the MyScanUA rental category. Compare the same room count within the same city and note the snapshot date. This article keeps its 2 November data so later dashboard updates do not silently change the examples.
Source and methodology
The numeric tables come from the public MyScanUA dashboard and its model snapshots dated 2 November 2026, around 05:45 UTC. These are seller asking prices, not completed transaction amounts. The median is the middle value; P25–P75 covers the central 50% of the calculation sample.
For samples of at least 8 prices, the 1.5 × IQR outlier rule is applied if at least 3 values remain. Results are rounded to the nearest hryvnia. Model variants are combined by default. Snapshot time is the statistics publication time, not verification of each listing. This material was prepared with automated tools; data provenance and limitations are provided here for checking.
